Our villa rates are calculated on a per-night basis, with VAT and handling charges already included in the price. This ensures there are no hidden costs when you book your stay with us. Please note that for certain villas, additional vacation stay taxes may apply, which will be communicated prior to confirmation of your booking, also upon check-in, we require a damage deposit as a security measure. This deposit will be refunded at the end of your stay, provided there is no damage to the property or its contents.
To secure your reservation, we follow a straightforward booking policy designed to ensure both flexibility and commitment. A 50% deposit of the total amount of your stay is required at the time of booking to confirm your reservation. The remaining balance must be paid 60 days before your arrival date. If your booking is made less than 60 days before your arrival, the full payment will be due immediately upon confirmation. Once the booking is confirmed, you will receive an invoice outlining all payment details and deadlines.

Early Cancellation
If you need to cancel your reservation 60 days or more before your arrival date, 50% of the total amount of your stay will be non-refundable. This reflects the initial deposit required to confirm your booking. However, the remaining 50% will not be charged if the cancellation is made within this timeframe.
Late Cancellation
For cancellations received between 0 and 60 days before your arrival date, the full amount of your stay will be non-refundable. This includes cases where guests do not show up on the scheduled arrival date or decide to leave earlier than planned (anticipated departure). In such scenarios, the entire payment for the booked period will still be retained.
Important Notes
Please note that once the deposit is paid, it is considered non-refundable regardless of the circumstances leading to cancellation. Additionally, in cases of no-shows or early departures, the total amount of the payment will remain non-refundable. We strongly advise purchasing travel insurance to protect against unforeseen circumstances that may impact your travel plans.
